As special as we are, our management and leasing services are still very competitively priced!
Management Fees – 8% of monthly gross income for long-term (12 month) management contracts.
12% – 15% of monthly gross income for short-term or month-to-month contracts.
Please Note: Rates for multi-unit buildings will be at a negotiated discounted rate.
The following are our “ala carte” services available, should you make the terrible mistake to not hire us for full management service:
Leasing Only Fee – 50% of one month’s rent.
We find you the renter, and you take it from there.
Lead Generating Fee – 25% of one month’s rent
The monkey stays on your back – we just throw you the bananas –We handle the advertising, initial screening and generate qualified leads for you, and you do the rest – showing, leasing, etc. There is a limit to the number of bananas, however.
Consulting Fee – $125 per hour
Consulting Services available for occupancy/leasing troubleshooting, maintenance/vendor issues, pricing analysis and problem-solving landlord/tenant issues for those times when you just need a 3rd brain.
Turnover Fee – $45 per hour
Initial property inspection, recommendations on necessary work to make the property ready for occupancy/leasing; gather vendor estimates to complete the work; scheduling of vendors, oversight of work and final inspection and photographs.
Capital Improvement Planning/Bidding/Oversight – $45 per hour
